Smugglers’ Notch Resort has commenced construction in its North Hill community of 34 condominium vacation homes with a supporting recreational amenity. The first homes are expected to be ready for occupancy in December 2012.
These homes will be dedicated to use by timeshare owners with Wyndham Vacation Ownership, which Smugglers’affiliated with in 2011 for promotion of timeshare sales.
‘I am proud of the fact that in addition to creating new jobs, these homes are financed by Vermont banks, designed by Vermont architects and engineers, constructed by local contractors, and will be managed and serviced by resort employees,’says Smugglers’managing director Bill Stritzler. The resort has a longstanding commitment to ‘buy local.’
Smugglers’ continues to employ sustainable construction practices and design elements with this latest project. During the construction phase, scrap such as sheetrock pieces, wood cutoffs, metal, and cardboard will be recycled. Insulation levels will exceed code, and these buildings will obtain 5-Star energy ratings from the Environmental Protection Agency and Efficiency Vermont.
Water consumption of appliances such as washing machines and dishwashers will be less than half of average appliances. Occupancy sensors in common areas will lower light levels during night hours until motion in the hallway or lobby activates the sensor. Compact fluorescent and LED lighting will be used when appropriate indoors and outdoors.
Landscaping will feature low-maintenance native plantings to conserve on water. Stormwater management systems in the neighborhood will minimize watershed pollution from runoff and maximize recharging of groundwater.
Upon completion of this project, the North Hill community will comprise 14 condominium buildings, a community center, and a dedicated all-season aquatics center and playground. The North Hill, with spectacular views of Smugglers’Notch pass, is easily accessed by walking trails that connect to the resort village and by convenient on-demand shuttle.
