Vermont homes sales, prices up in April

After a slow start to the year, Vermont's housing market has strengthened and in April out-performed every other state in New England. Vermont was the only state with an increase in both sales and median price. For New England overall, year-over-year sales decreased by -2.5% according to theRE/MAX INTEGRA, New England April Monthly Housing Report. Pending sales were up 11.4% over April 2014 and up 19.5% over March 2015.

  • In Connecticut, the number of total transactions were up 4.2% year-over-year and median price is down -2.5%. Pending sales were up 23.3% year-over-year.
  • Massachusetts showed a decrease of -7.9% in total transactions year-over-year. The median price increased 1.6%. Pending sales were up 2.7% over April 2014.
  • Maine showed a decrease of -0.8%in total transactions year-over-year. The median price increased 3.8% and pending sales were up 8.2%.
  • In New Hampshire, home transactions dropped -5.7% year-over-year, and median price increased 8.7%. Pending sales were slightly up 0.7% year-over-year.
  • Rhode Island home transactions decreased -0.1% year-over-year, while median price also decreased -2.4%. Pending sales were up 34.9% year-over-year, being the highest in New England.
  • Vermont home transactions were up 3.2% year-over-year, while median price increased 4.1% year-over-year. Pending sales were the same percentage in comparison to April 2014.

The New England housing market experienced an average year-over-year sales drop of 2.5% in the region with 11,424 recorded sales. Month-over-month home sales, however, reflected the spring market with an increase of 9.4% over March 2015’s numbers.

Across New England, median prices were steady in comparison to April 2014’s figures. On average, home prices rose 1.9% year-over-year. Pending sales were also up 11.4% year-over-year and 19.5% over March 2015’s numbers.

“It is encouraging to see that pending sales are solid across New England,” said Dan Breault, EVP/Regional Director of RE/MAX INTEGRA, New England. “Homes for sale are sitting on the market for fewer days than last month with figures dropping 1.3%. We expect to see strong numbers as we move along in the busy spring season.”

Transactions are the total number of closed residential (Single Family and Condo) transactions during the given month.

Median Sales Price is the median price of all specified properties sold during the specified time period.
