Home sales in Vermont up by double digits, prices down

Vermont Business Magazine Vermont home sales were again up by double digits year-over-year in July, but median home price was lagging again and actually dropped last month by 7 percent versus July 2014. For New England overall, year-over-year sales increased by 17.8percent according to TheRE/MAXINTEGRA, New England July Monthly Housing Report. Pending sales were up 19.9percent over July 2014. And average days on market was down 9.7 percent. However, in every measure, Vermont's home sales were below that of every other New England state, except for median price, where Maine was the lowest.For the region,21,108 home sales were recorded in July, accounting for over 22percent of this year’s total transactions. The region experienced a modest 2.4percent increase in sales over June 2015, and has been climbing each month since February.

“As expected, sales in New England have continued to grow throughout the summer months,” said Dan Breault, EVP/Regional Director of RE/MAX INTEGRA, New England. “The market has continued to favor buyers over the spring and summer seasonswith months supply of inventory increasing in each state since January of this year.”

·In Connecticut, the number of total transactions were up 16.1% year-over-year while median price decreased 5.2%. Pending sales were up 29.6% year-over-year,the second highest in New England behind RI.

·Massachusetts showed an increase of 17.9% in total transactions year-over-year. The median price was up 2.2%. Pending sales were up 14.9% over July 2014.

·Maine showed an increase of 19.9%in total transactions year-over-year. The median price increased 2.4% and pending sales were up 22.9%.

·In New Hampshire, home transactions increased 25.0% year-over-year,the highest in New England,and median price increased 6.7%. Pending sales were down 0.9% year-over-year.

·Rhode Island home transactions increased 13.5% year-over-year, while median price increased 8.4%.Pending sales were up 30.2% year-over-year, once again the highest in New England.

·Vermont home transactions were up 10.7% year-over-year, while median price decreased 7.0% year-over-year. Pending sales were up 19.4% year-over-year.

Transactions are the total number of closed residential (Single Family and Condo)
transactions during the given month.

Median Sales Price is the median price of all specified properties sold during the
specified time period.
