Vermont home sales increase, median price falls in October

Vermont showed a notable increase in the number of homes sold, according to the REMAX October Housing Report, but median prices fell again, as they had in September. Sales were up 15 percent, while the median pricefell 5 percent to $190,000. Vermont was the only state in New England to see prices fall. Across New England, every state in the region showed solid year-over-year sales increases with the state ofMaine in the lead, up 25.4 percent over 2013 numbers.

Year-over-year sales in New England increased by 6.5percentaccording to The RE/MAX of New England October Monthly Housing Report. Pending sales were up 9.3percent over October 2013. Month-over-month, the nice weather has helped to contribute to an increase of 3.5percent in home sales, with pending sales up 65.7percent.

Across the region, homes are staying on the market an average of 9 additional days, while median price is up 0.5percent on average.

Director of RE/MAX of New England. “Traditionally, this time of year represents a slow-down in the housing
market, but with pending sales up almost 70percent and pricing holding steady, New Englanders are starting to
feel the effects of a more stable economy.”

· In Connecticut, the number of total transactions is up 3.5percent year-over-year and median price is up 0.9percent. Pending sales were up 10.3percent year-over-year.

· Massachusetts showed an increase of 1.8percent in total transactions year-over-year. The median price increased 1.6percent. Pending sales were up 6.3percent over October of 2013.

· Maine showed an increase of 25.4percent in total transactions year-over-year. The median price increased 0.9percent. Pending sales figures were not available for this report.

· In New Hampshire, home transactions increased 10.9% year-over-year, and median price increased 4.3percent. Pending sales were up 7.7percent year-over-year.

· Rhode Island home transactions rose 4.6percent, while median price increased 12.0percent. Pending sales were up 23.6percent year-over-year, the highest in New England.

· Vermont showed an increase in total transactions, up 15.0percent, while median price decreased -5.0percent year-over-year. Pending sales were up 13.3percent year-over-year.
